Area
The former tram depot in Kappel with direct connection to the public transport network (tram line 1) is part of an industrial environment. The complex, which is in need of redevelopment overall, includes seven buildings with neighboring open spaces on an area of around 30,000 m². The main site, which is fenced in all around, can be reached through two gates with access from the direction of Zwickauer Strasse. The front building complex at the entrance consists of a frontyard, a house with several floors (today a clock museum) and the former social building with a dining hall. At the back of the main area there are two large halls separated by a path with narrow gauge tracks: The old two-bay carriage hall (now the tram museum) with a total area of 2,265 m² on the right-hand side and the former main factory hall with the tram carriage hall next to it and old administration building wing in L-shape, which is now crumbling and in a state of collapse. In total, this building complex covers 3,904 m². Furthermore, the former smith and the three-story coachman’s house – directly border to the old main factory – are part of the main site. These two buildings are also in need of major renovation. Somewhat apart from the large hall complex is a smaller, former factory and administration building (432 m² in area) with several rooms, some of which are unusable. A car dealer’s business premises and two residential buildings in the immediate vicinity are not part of the fenced-in main site, but are nevertheless part of the overall site. These areas described here represent the relevant area for the purposes of this conceptual design, regardless of whether an intervention can be realized on the entire area due to the different current ownership structures (currently a total of six owners). The description represents the current conceptual framework for the project, regardless of the existing ownership structure.
